
Since 2014, EMSD has devoted itself to researching and developing Building Information Modelling - Asset Management (BIM-AM) to enhance the professional standards of E&M asset management. BIM is the process of generating and managing building data during its lifecycle using three-dimensional building modelling software. The BIM database, encompassing building geometry, spatial relationships, geographic information, quantities, properties, conditions of building elements and other information, is important to asset management, cross-disciplinary collaboration, communication with internal and external stakeholders, decision support and risk management.
| Problem Addressed | One of the biggest challenges in asset management is the effective tracking and managing of E&M equipment. This involves keeping track of the location, status and maintenance history of each equipment. BIM addresses the problems by centralising all data on one single platform, which makes fault reporting and job assignment much easier and faster for all concerned. With the system, maintenance staff can conduct remote monitoring for fault diagnosis to support daily E&M operations. With the aid of mobile devices, they can perform maintenance work efficiently anytime anywhere. Onsite repair is also faster and more effective, with easier safety compliance and documentation. |

| Innovation | E&M workers first input the asset information of E&M equipment into the system. They can digitalise various documents concerning the equipment through BIM's default folder structure. The BIM-AM system also works with ad-hoc wireless devices like sensors and CCTV cameras to capture enriched real-time data for further analysis. Maintenance personnel can scan the QR codes on the Radio Frequency Identification (RFID) tags attached to the equipment with BIM-AM mobile application to check and update the information of the equipment, remotely manage the equipment and handle various maintenance incidents. They can also use the asset data collected to construct as-built BIM models to access the locations of various assets. |
